Bluestone Real Estate Services | Salem, Oregon & Surrounding Areas

Are you an experienced Property Manager who enjoys taking ownership of your properties, solving problems, and keeping multiple communities running smoothly?

Bluestone Real Estate Services is looking for a Property Manager to oversee a portfolio of residential properties in Salem, Oregon, and surrounding areas. You'll independently manage the day-to-day operations, financial performance, leasing, maintenance, and resident relations across multiple properties while providing leadership and guidance to onsite team members.

This is a great opportunity for someone who thrives on variety, takes initiative, and enjoys the challenge of managing multiple communities.
WHAT YOU'LL DO

• Independently oversee the daily operations and performance of multiple residential properties.
• Lead and support onsite staff to maintain consistent standards across your portfolio.
• Serve as a primary contact for residents, applicants, and property-related concerns.
• Oversee leasing, renewals, move-ins, turnovers, and resident communications.
• Coordinate maintenance requests, vendors, repairs, and preventive maintenance.
• Conduct regular property visits to monitor curb appeal, safety, maintenance needs, and overall property conditions.
• Manage property budgets, operating expenses, invoice approvals, and financial reconciliations.
• Monitor rent collections, delinquencies, and compliance with rental agreements.
• Ensure compliance with Oregon landlord-tenant laws, company policies, and industry best practices.
• Participate in a rotating on-call schedule and respond to property emergencies as needed.
WHAT YOU'LL BRING

• At least 2 years of property management or related experience.
• Advanced knowledge of Oregon landlord-tenant laws and residential property management practices.
• Strong financial management skills, including experience with property budgets.
• Excellent customer service, communication, and problem-solving skills.
• Ability to work independently, prioritize competing demands, and manage multiple properties effectively.
• Strong organizational skills and attention to detail.
• Confidence providing direction and guidance to onsite team members.
• Proficiency with Microsoft Outlook, Teams, and other everyday technology.
• Valid driver's license, active auto insurance, and reliable transportation for travel between properties.

Even better if you have:
• 3+ years of residential property management experience, particularly managing multiple properties.
• Experience supervising, mentoring, or leading employees.
• Experience with AppFolio, ShowMojo, Avid, or similar property management software.
WHY JOIN BLUESTONE?

Take ownership. Manage your own portfolio with the autonomy to make decisions and drive results.
Enjoy variety. No two properties-or days-are exactly alike. You'll work across multiple communities and tackle a wide range of operational challenges.
Lead and support others. Share your experience and provide guidance to onsite team members.
Make an impact. Your decisions directly influence property performance, resident satisfaction, and the success of the communities you manage.
Grow with us. Continue developing your leadership and portfolio management expertise with opportunities for professional growth.
WHAT WE OFFER

• Competitive compensation
• Three weeks of Paid Time Off
• Eight paid holidays
• Medical, dental, and vision insurance
• 401(k) with company match and immediate vesting
• Company-paid life insurance
• Education and professional development assistance
• Paid volunteer and community events
• Opportunities for advancement
